Praiano - Villa

Villa Panorama is an ancient villa, carefully restored. It has a large furnished garden and a spacious solarium. It is equipped with every comfort: Sauna, A/C in every room, daily cleaning service included (midweek linen change) and daily breakfast (on request, not included in the price). It's in a really convenient location: within walking distance there are 3 restaurants, a grocery store and the beach is a 20 min walk away.

The villa is organized on three levels, one of which is independent from the main complex and accessible only from the outside (DEPENDANCE):

Villa Panorama is located in the center of Praiano - east side, in a pedestrian area, close to restaurants and shops. It is accessible via a short pedestrian path and a flight of approximately 30 comfortable steps. Private parking is available on request (for a fee), located about 200 meters from the property.

• Local bus and SITA bus stop

Villa Cimino is an exclusive villa with frontal sea views over Capri and Positano, located in the most panoramic and peaceful area of Praiano. The property is set above the Church of San Gennaro, along the path leading to the famous Path of the Gods, offering an authentic stay fully immersed in the landscape of the Amalfi Coast.

The apartment is not accessible by car and can be reached only on foot, via a scenic path of approximately 400 meters with steps, or alternatively through a staircase of about 200 steps from the town center. This setting ensures maximum quiet, privacy, and freedom from traffic, while remaining close to essential services and main points of interest.

SECOND FLOOR (Cimino B), accessible only from the outside:
• Kitchen, sea view, fully equipped - with dishwasher;
• Large living room, sea view, with dining table for 6/8 people
• 2 full bathrooms with shower
• 1 spacious double bedroom (bed size 160x190) with sea view
• 1 internal double bedroom (bed size 160x190)

LOCATION AND NEARBY ATTRACTIONS

Villa Cimino is ideal for guests seeking privacy, tranquility, and unique panoramic views, while staying close to services and coastal attractions:

• Direct access to the Path of the Gods from the pedestrian walkway above the house
• Main beaches, such as Marina di Praia and Gavitella, reachable via scenic walks or local transport
• Bars, restaurants, shops, and bus stops just a few minutes’ walk downhill
• Shuttle and bus connections to Positano, Amalfi, and other destinations along the Amalfi Coast

Note: All services and points of interest are reached by going up or down steps, in line with the typical urban layout of Praiano and the Amalfi Coast. This feature is part of the authentic local experience but makes the property more suitable for guests comfortable with walking and stairs.

ACCESS AND PARKING

Villa Cimino is located in a pedestrian-only area, typical of Praiano, and cannot be reached directly by car. Access is exclusively on foot via a scenic path with steps. For this reason, the property is not recommended for guests who do not enjoy walking, climbing stairs, or who have mobility issues.

Upon request, a paid porter service can be arranged for luggage assistance at check-in and check-out.

• Private paid parking available on request at approximately 650 meters from the property (advance booking strongly recommended, especially in high season).
• Public paid parking available at approximately 200 meters from the property. Parking is not reservable and may be crowded in high season due to the limited number of spaces.

GETTING AROUND

Thanks to its strategic location, Villa Cimino allows guests to explore the Amalfi Coast easily even without a car.

• Boat excursions from Praiano (Marina di Praia – approx. 1 km): The most scenic and relaxing way to travel along the coast. Ideal for visiting Capri, Positano, Amalfi, and sea-access-only coves while avoiding traffic and parking issues.
• Public buses (SITA and local buses – stop approx. 200 m away):
Regular connections to Positano and Amalfi. A practical and economical option, though often crowded and slower during high season.
• Private driver: Offers comfort and flexibility, with higher costs compared to public transport and limited availability during peak periods. Advance booking (at least one day ahead) is recommended.
• On foot: The most authentic way to experience Praiano. All services are reachable by walking, always involving steps and elevation changes typical of the area. Recommended for guests accustomed to walking.
• Scooter rental: Provides greater independence in terms of schedules and routes, but is recommended only for experienced riders comfortable with narrow and busy coastal roads.
